AV Housing Summary

General Market Trends

At the nine month mark for 2000, the region has seen building permits obtained to total 774, with the Palmdale market leading the way at 464, followed by Lancaster at 225 and the unincorporated areas of the region at 85. These permits were all issued for single family residences. Housing prices remained stable during the first three quarters of 2000, with moderate price increases shown in new housing purchases.

At the present time there are 26 active communities selling within the Antelope Valley housing market, 25 of which are single family residences and one townhome projects.

Projects available within Palmdale include: Beazer Homes (2 model complexes); Forecast Homes (2 model complexes); Harris Homes; Kaufman & Broad (2 model complexes); Rancho Vista Development William Lyon Homes; Pacific Collections; Diamond Crest Homes; Pardee Homes; Granite Homes and Everspring Homes. Square footage range from 1629 to over 3000, with prices from the $120's to mid-range $200's, allowing for a price and size home available to all.

The city of Lancaster currently has the following communities open: Forecast Homes; Kaufman & Broad; Rielly Homes; Eliopulos Development. Pricing for Lancaster home sites start in the low $100's. Also available in Lancaster is the townhome project Marbella Villa, by Spiegel & Associates, priced from $79,950.

Rosamond is also seeing activity at this time with Barratt Homes & Kaufman & Broad both having housing available, priced from the low $100's.

The Quartz Hill marketplace has seen a recent increase in activity with the opening of the following projects and continuations of others: Greystone Homes; Granite Homes; Spiegel & Associates; Barratt Homes and Godde Estates. Pricing begins in the mid-$200's, with footage ranging from 2000 to over 3100 sq.ft. for home sizes.

The town of Acton is also continuing to see growth with Forecast Homes providing a project of hillside view homes of up to 1 acre, with square footage of 3316 in size and starting prices in the mid$200's.

AV Masterplan Community

Currently the masterplan development of Rancho Vista has home sites available from four different builders: Beazer Homes, Forecast Homes, Harris Homes and Rancho Vista Development.

With the recent opening of the Rancho Vista Golf Course & Cascades Restaurant, this masterplanned community has seen strong marketshare absorption for new home sales.

Also now available to potential homebuyers is the new Homebuyers Center located in West Palmdale on Palmdale Boulevard. This center provides information in a one-stop shop on a variety of housing issues, such as availability of homes and financing for the purchase.

The County Tax Assessor's records for both Los Angeles and Kern Counties were searched to identify sales activity of single family homes in each of the Antelope Valley sub-marketson the shown map and roughly distinguished as:

These results denote a slight decline in the total number of units sold in the first half of 2000, down 267 units or about 7%, compared to the same period in 1999. On the other hand, the average sales price per square foot was up 15% and the average sales price was up 17%.

Not included in these statistics, are brand new homes that were still assessed as vacant lots on the County's tax roles. New home development is on the rise in Lancaster and Palmdale, with 181 closed transactions for the first half of 2000

at an average price of $160,890.

Antelope Valley Foreclosure Sales

Dramatic decline this year is reflective of decline in foreclosures!

The sales data for the periods of January through June 1999 and January through June 2000 were filtered to identify homes that were sold by the Department of Housing and Urban Development and the Veterans Administration. These sales represent the disposition of homes acquired by these agencies after they had been foreclosed on by lenders.

The table below shows the total number of these sales, the percentage of change, the percentage of these foreclosure sales to total sales and the average sales prices.

This data presents a dramatic decline in the number of foreclosure sales closed this year compared to the same period last year!
